Welcome

We hope you have arrived safely, and had no trouble finding it. We know you must be ready to relax and start your vacation.  We want you to make yourself at home right away. 


Below you will find information about the check-in/check-out procedures, other things to note, house rules, amenities, and things to do in the area.  Please take a moment to familiarize yourself with it.  Should you have any other questions during your stay, please contact us anytime.  8305701919

Check-in

Check-in: 3:00pm

Parking:  Please utilize the driveway for parking.  No parking in the grass!

Please take a moment and check the home for cleanliness, appropriate amount of bed linens and anything else that would make your stay better.  If anything isn’t up to your standards, please report any dissatisfaction with the rental within the first 5  hours to the management company.  

Other Things to Note

That will make your stay more enjoyable .....

·  Front flood lights switch is on the left after opening the front door.  

·  Central AC thermostat is by kitchen in hall. Please adjust to your listing, but don’t put lower than 68 or do to avoid it freezing up unit. 

·  Master bedroom has a mini split. Remote is on end table by master bathroom with other remotes. 

·  Master Closet lock code 9898#. Please open and use.  Inside there are also cornhole game and bean bags as well as washer game. Please use and enjoy.  Return to closet when finished. There are also some extra blankets and linens. If you use any of them please put (used blanket(s) and pillow case)  in laundry room.  

·  Firepit:  Please use and enjoy if you like. A bundle of wood is in feed bucket on patio to the right of the door on the side. Fire starters and lighter are in pantry should you need any. Do not leave fire unattended in firepit. Put out fire before going to bed. 

·  ***Please turn off all party lights before going to bed. 

·  BBQ Gas Grill:  Use and enjoy. Should you need another propane tank, we keep an extra in barn/storage out back. 

·  Trash:  Please removed bagged trash every couple of days from home. Take your bag trashed to burn barrel on fence line. We will stop by and burn it every couple of days. Please put any recyclables (glass and aluminum) in recycle bin in laundry soon as they will not burn in the burn barrel. 

·  Don’t leave Trash or food on porch or truck or varmints or neighbors dogs may get into it and scatter it. 

·  Neighbors dogs:  The neighbors friendly dogs often are curious and sometimes roam over to greet guests. They are friendly and harmless. We do want to avoid dogs getting into trucks/food left on back of truck. 

·  Firestick remote and directions for inputs are in each room in an information stand. 

·  We are in the heart of the south Texas Brush Country where you may encounter venomous rattlesnakes and other wild creatures. Keep doors closed at all times. We cannot control Mother Nature and the great outdoors. Reminder to always be aware of your surroundings. Watch where you step while outdoors. Use a flashlight when it’s dark outside to avoid stepping on or getting bit by a venomous rattlesnake.  

·  We are on a water well and septic.  Please be mindful what goes down the drains and only flush toilet paper. Please do not put any food, trash or grease down the drains. 

·  Respect property boundaries. Stay in the yard around home & front circle parking area on the property in order to respect our neighbors and their property. 

·  Observe quiet hours 10:00 pm to 8:00 am. Please be mindful of your neighbors & keep the music down.  

·  Only registered guests listed on rental agreement allowed on property. 

·  Please make sure the property gate is completely closed each time you enter or exit the property.  

·  Should you have a dove hunt scheduled during your trip, do not clean birds at house.  Birds should be cleaned before you get back to Hindes. We don’t want feathers everywhere. Leave breasted birds in cooler in pickup truck with tailgate up or bring inside to fridge.

Other Important Information

  • Master Bedroom Secure Storage area for your hunting & fishing gear:  Keycode Access Code:  9898#  *The doorknob will automatically lock when  door is closed. 
  • We are on well water & septic. Please be mindful what goes down the drains & only flush toilet paper.  Please do not put any trash down any of the drains.

  • Children must be supervised at all times because Property/home is not child friendly.
  • Please keep doors closed to keep out bugs/mice/snakes. 
  • Stay in the yard around home & front circle parking area on the property in order to respect our neighbors and their property.  Respect property boundaries.
  • Do not trespass to neighbors private property behind yard and to the side.
  • No firearms or archery equipment may be discharged or used on Property. No hunting.
  • Neighbors use the road by the house to travel to their home, should you see vehicles travel the road on the property. 
  • Bagged garbage should be placed in burn barrel outside house along fence.We will burn it.
  • Lower the AC to your liking, but please not below 70 as it will freeze up. 
  • Please make sure electric gate is completely closed each time you enter or exit the property. 
  • Observe Quiet Hours:  10:00 pm to 8:00 am
  • Only Registered Guests (listed on Rental Agreement) on Property. 
  • Maximum Occupancy rule strictly enforced. No day/night visitors.  No Parties/Events.
  • No Pets.  No Smoking of any kind Inside.
  • The mounted speakers in the house are not hooked up and will not work.  
  • If you are experiencing any type of Maintenance issues (stove, AC, refrigerator, plumbing, etc.) please do not hesitate to call or text us.  For the convenience of our Guests, we offer our cell number available for Emergency Maintenance & will respond promptly. All other non-urgent maintenance reported after 8:00 pm will be addressed the following morning (TV, WiFi, etc.).  Cell:  Kristi 830.570.1919 

House Rules

  • Our goal is for you to have a relaxing and fun stay and we are excited to welcome you to our home. Please understand, to keep our home nice for all Guests, we do have some rules we ask you to follow. Please treat home as you would treat your own home, with care and respect. Use common sense and be respectful. 
  • RESERVATION: The person making the reservation must be at least 25 year of age with at least 3 positive reviews or 30 years of age without reviews, is responsible for the conduct and financial obligation of all occupants of the home and must be staying on the property for the duration of the rental period. We do not accept any 3rd party bookings. We require a separate RENTAL AGREEMENT signed and returned following your booking with all Guests' names listed to register them. As the Guest making the reservation, you agree Guests are limited to the number registered. ID’s are required of all guests over the age of 18 upon arrival. No Bachelor/Bachelorette Parties. This is not a party house. Home is NOT child friendly and is NOT suitable for infants and children. This is an Adult Exclusive Listing. During Federally recognized Holidays and local festivals, we limit our Maximum Occupancy to 6. We require a quick walk through upon check-in, which we feel will make your stay more enjoyable. 
  • GUESTS & VISITORS: Only registered Guests listed on Rental Agreement on property. Maximum occupancy enforced. No extra Guests. You agree that any additional Guests over the age of 2 must be Registered & listed on Rental Agreement. If not, you are subject to a $100 Fee per person per night charge. If there are more than (9) Guests without permission, you will be charged $500 over the limit Fee plus $100 per person per night. This is non negotiable. Bringing in unregistered Guests is a violation of Airbnb policies. Added Guests will be billed separately through Airbnb. 
  • PETS: No Pets or animals of any kind due to owner and owners children severe allergies. *We have a No Pets Policy. If any pets are found to be at the home, Guest will be required to leave immediately with no refund of any rent or fees as well as pay a required $500 Deep Cleaning Fee.
  • SMOKING: This is a NON-SMOKING Property. This includes ALL types of smoking – cigarettes, cigars, vaping, hooka etc. Smoking is permitted outdoors only with the door closed. You must dispose of your cigarette butts properly. 
  • BEHAVIOR: Use of illegal drugs will not be tolerated. If illegal drugs are found in home or on premises during stay or after departure, law enforcement will be notified & evidence turned over and Guest will be required to leave immediately with no refund of any rent or fees. -Respect your neighbor’s privacy as you would your own. 
  • QUIET TIME: 10:00 pm to 8:00 am 
  • CHECKOUT: By 11:00 am. Free late check-out or early check-in may be available depending on next Guest arrival/departure. Please ask the night prior to departure. Late check-outs without prior approval will result in a $25 per half hour late fee. No credit for early check-outs. 
  • DESTRUCTION OF PROPERTY: Anyone found willfully damaging our properties will be required to leave immediately with no refund of any rent or fees. If necessary, local law enforcement will be notified. 
  • DAMAGES & MISSING ITEMS: Upon inspection of the property following your stay, we reserve the right to charge for any additional services required to return the property to the state it was in prior to your arrival. Property is photo-documented prior to check-in as well as immediately following check-out. Fortunately we have never had to collect for damages and we hope to keep it that way!  
  • OTHER: - No firearms or archery equipment may be discharged or used on Property. No hunting. No trespassing to neighbors' adjoining Private Property. - Guest & occupants are prohibited from attempting to disable, redirect, or obscure the outdoor security cameras. Security camera in front is monitored 24/7 while no Guests are in the home and may be monitored to count the number of Guests when checking in and/or to see if service providers show up. - For your comfort, we have the home Pest Control treated quarterly, inside and outside. Because we are in a humid area, you may see an occasional bug. Please keep the doors closed at all times to help us prevent bugs. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife/non-venomous and venomous snakes that you are not familiar with or may scare you. We are in the country. -Please make sure Property gate is closed every time you enter or leave. -Please leave trash bags in the house or take to outside trash barrel. Do not leave any trash outside as wildlife will get into it. Extra clean up costs may apply. -For stays over 14 days we require a weekly $50-100 cleaning to ensure that our place is kept cleaned and maintained to our high standards. - Fireworks, explosives, pinatas & cascarones, etc are not permitted - ATV's, Golf Carts, Dirt Bikes, etc. are not permitted. -We cannot be held responsible for power outages and what comes along with them such as internet, tv, hot water, appliances. Please report any outage to us and we will contact the power company to get an ETA on repairs. 
  • CANCELLATIONS: If you cannot make your original dates, did not purchase trip insurance as suggested and it is too late to cancel with a 100% refund, if you choose to alter your dates rather than cancel, there is a 25% fully refundable alteration charge payable through Airbnb which will be refunded upon completion of your stay of your new altered dates. 
  • ******NOTE: You are aware of the risks of becoming ill, being injured, having a work situation or family situation between now and your arrival date, or bad weather during your trip. We enforce our cancellation policy. We cannot act as your travel/vacation insurance, so please consider "Cancel for Any Reason Travel Insurance" which you can find searching online. Airbnb currently does not offer it. We cannot endorse any particular brand, so please choose one that will work best for you.-*Though not required, we highly suggest Guests purchase “cancel for any reason” Travel Insurance if you are thinking you may have to cancel due to any reason. *** If you break any of the rules you may be required to leave immediately with no refund of any rent or fees. Check-out

Check-out 11:00 AM

  • Your cleaning fee was based on a basic cleaning of your rented vacation home upon your departure.  Leaving the home dirty beyond normal usage will take our cleaners additional time, & the cost will be charged to you.  Examples:  leaving dirty dishes in sink or on counter, excessive trash left around the home, purposefully throwing trash, bottles or cans, and/or cigarette buttes into the yard & so on.  Please be respectful & leave the home the way you found it, less normal usage of course.
  • Please rinse dishes, put them in dishwasher and turn it on.  
  • Please clean out refrigerator.  Dispose of any leftovers.  
  • If there is any unopened food that you do not wish to take home, feel free to leave it in the pantry or refrigerator and our housekeeping staff will discard.
  • Clean up any excessive trash.
  • Make sure all furniture is put back to where it was originally.
  • Stack the plastic chairs at the outside patio & firepit area.
  • Leave used towels in the bathrooms & sheets in the bedrooms.  
  • Leave used beds unmade; ie. Leave used sheets on the beds.
  • Leave unused beds made.
  • Please turn AC back to 78 degrees.
  • Take out bagged trash to burn barrels.  We will burn it.
  • Double check for personal items. 
  • Turn off all lights.  Lock all doors and windows.  


Cleaning crews start cleaning at 11:00 am.

Who we are ...

The Schulte's

From top the left, Caden, Kristi, Dillon & John.  Interior design, Real Estate & our Short Term Rental Businesses are my passion! I've been a licensed Texas Realtor since 1996. I graduated with a BS in Interdisciplinary Studies in 1998 from Texas A&M University and with my Masters in Educational Administration from TAMUK in 2002. After 16 years of service in public education, in 2014 I ventured off into the short term rental world and never looked back! We love south Texas! I love to shop, decorate, entertain and do DIY projects! We have 2 boys and 2 trained tracking dogs that John Schulte travels all over south Texas to retrieve wounded deer (along with my dad, Roy Hindes). We also have cattle and manage deer hunting operations on our property.

We completed RUSTIC RIVIERA lodge in 2016, CHULA VISTA lodge in 2018, and BELLA VIDA lodge in 2022, which are all in Tierra Linda Subdivision near the House Pasture concert venue & Frio Valley Ranch Golf Course!
