FAQ & HOUSE RULES

RENTAL POLICY

• Minimum age to rent is 25.
•  ID is required of all guests 18 and over. 
• A Vacation Rental Agreement is required for signature by the Guest. You may request a review of the document prior to booking your stay. 
• Vacation Rental Agreement must be signed and returned within 72 hours of booking reservation or reservation will be cancelled. 
• All guests must be registered & listed on Rental Agreement Contract.
• Fully refundable $500 Damage Deposit may be required.  For stays 14-28 nights, Fully Refundable Damage Deposit up to $1,000 may be required for first time Guests.  Deposit will be refunded within 3-5 business days as long as there is no damage.
• We require a Cleaning Fee - $50 - $125

DISCOUNTS & OTHER INFORMATION

• Stays will be discounted according to the table above.
• Contact us regarding month-long stays for additional discounts.

CANCELLATION POLICY

• 30 days  prior to check in: 100% refund
• 16-29 days prior to check in: 50% refund
• 15 days or less, zero refund unless rebooked.
• You will receive 100% refund on the dates we are able to re-book
• We recommend separate vacation/cancel for any reason renters insurance. Though not required, we highly suggest guests purchase "cancel for any reason"  travel insurance if you are thinking you may have to cancel due to covid or any other situation. Unfortunately we cannot act as your insurer and reservations cannot be refunded when they are inside the cancellation policy. Refunds will only be processed if there are specific travel regulations in place that will affect your trip or if more than half of your adult guests, or your children, have tested positive for Coronavirus within 15 days of the check in date.  Proof must be provided.  You can look online for travel insurance providers.
• No refunds for weather, work emergencies or any other reason  unless within the cancellation period.

CHECK-IN / CHECK-OUT

• Check in is 3:00 pm.  
• We require a quick walk through upon check-in which we feel will make your stay more enjoyable.
• Check out is 11:00 am.  
• We are happy to offer early check in and/or late check out if  other guests are not departing or arriving on the same day. Please ask!  No extra charge for up to 2 hours when available.
• Luggage drop off may be available after 12:00 pm
• Check out information is in house manual & posted on Refrigerator.

HOUSE RULES

• Please treat home as you would treat your own home, with care and respect. Use common sense and be respectful. 
• Guest is financially responsible for any and all damages caused.
• Maximum occupancy enforced. No extra guests. 
• Guests over the maximum occupancy and Guests who are not listed on Rental Agreement will be required to leave the property.
• Please make sure Property gate is closed after you enter or leave. 
• Quiet Hours 10:00 pm to 8:00 am 
• No credit for early check-outs.
• No firearms or archery equipment may be discharged/used on Property.No hunting.No trespassing to neighbors' adjoining Private Property.    
• In case of a neighbor complaint, Guest agrees to leave the Property immediately without refund and/or agrees to forfeit all deposits paid. Guests are allowed only in home, parking area, and yard area.  
• Any activity that breaks the law is prohibited.
• Fireworks, explosives, etc are not permitted. 
• ATV's, Golf Carts, Dirt Bikes, etc. are not permitted.
• This is a NON-SMOKING/VAPING Property - 100% loss of deposit.  
• No pets permitted.  
• No Parties or Events (NO Bachelor/Bachelorette Parties)
• Home is not child friendly. This is an adult exclusive property.   
• Any firearms or archery equipment must be safely and properly stored at all times.  Guest and any occupants of the Property who are in possession of firearms or archery equipment on the Property must abide by all applicable state and federal laws and regulations regarding the use, possession and storage of such items. 

ADDITIONAL INFORMATION

• The property is equipped with outdoor security cameras to monitor the exterior doors and outdoor areas. 
• Home is NOT wheelchair accessible. 

OTHER THINGS TO NOTE & BE AWARE OF

• The property is on a private well and septic system.  Please be mindful of what goes down the drains. There is no garbage disposal  in kitchen. 
• Nature: You may hear coyotes at night, birds chirping in the trees and may encounter wild creatures such as (but not limited to) snakes, turkeys, rabbits, deer, bobcats, spiders, lizards, geckos, mosquitos, bugs/pests during your stay in the south Texas Brush Country. Owner shall not be liable for any injuries, to Guest or any occupants or any visitors to the Property.  Always be aware of your surroundings. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife/non-venomous and venomous snakes that you are not familiar with or may scare you. - Home is not child or pet-friendly. 
• BEWARE OF VENOMOUS RATTLESNAKES!  You are in the heart of the south Texas Brush Country!  KEEP DOORS CLOSED AT ALL TIMES. We cannot control Mother Nature and the great outdoors.  
• Watch where you step while outdoors.  
• Use a flashlight when it’s dark outside to avoid stepping on venomous rattlesnake(s). 
• Remember Rattlesnakes DON'T ALWAY RATTLE AND GIVE YOU A WARNING!  Small ones can have no rattlers, just a button or nothing at all.  
• This home is surrounded by cactus so beware. All activities are done solely at the risk of the guest. Hideaway in Hindes, LLC will not be held responsible for any injuries.    

* Any violation of the above stated House Rules willl result in you and your party being asked to leave without refund or recourse.  Our Hose Rules are for your safety, our safety, and the safety of our neighbors.
